Tour of the St. Regis

Today Beacham and Company agents were spoiled at our sales meeting which took place at the St. Regis building on West Paces Ferry. We had breakfast in the wine room and toured the condos after our caravan slide show! The St. Regis was recently sold to an investor out of Florida, the Tavistock Group. They are revamping the St. Regis and the 30 available condos in the gorgeous building. They said two new and exciting restaurants will soon be added to the hotel.




Now time for some pictures of the residences! The condos range anywhere from $750-900 per square foot. Which puts you at an average of about $3,000,000 per unit.

Whittier Mill Village

I have been showing houses in Whittier Mill Village AND I am in love with it! It is an old mill village on the Chattahoochee River and is loaded with character! The houses are craftsman houses built in 1900, they are adorable! They have big porches and picket fences and lovely, old fireplaces and hardwood floors! What else could you ask for?!

Below are some examples of the adorable bungalows, that have made me fall in love with this neighborhood!





Look at that porch! I can imagine some fun parties and sipping coffee in the morning here!

Here is the old mill, that is now a park! They hold great festivals and community parties here!




Apparently, the neighborhood is separated into two sections. On top of the hill, you are called "Hill People". And down next to the park,  you are referred to as "Mill People".  Mill people were the mill workers, and hill people were the bosses. I thought that was so cute! I love Fall!


Don't you just love Fall? I love Fall, especially in Atlanta! I just finished walking Chastain Park and felt inspired to tell everyone how much I am enjoying Fall! The colors are so vibrant here, I just can't get enough! Hope you are enjoying this cooler weather too!

Beacham Series Release Party!

It is that time of year! Beacham and Company, REALTORS releases their biannual magazine, The Beacham Series, featuring Atlanta's finest real estate. And guess what?! This is my first time being featured in the magazine as an agent!

How to get your house ready to sell!

In today's competitive world of real estate, people are looking for ways to help sell their house and make it stand out in the crowd! Here are 5 things you can do before listing your house to get it ready to sell!

1.) Neutral Colors- Buyers need a blank pallet to picture themselves in a home. Painting walls neutral colors helps them do so!



These two rooms are perfect examples. Not only, are the walls neutral colors, but the furniture is too! This makes the room look bigger and is not overwhelming to the buyer!

2.) Take down clutter- Paintings and drawings on the fridge are cute, but distracts the buyer! Taking down clutter opens the rooms up and lets the buyer concentrate on the house! 

Taking down your "to-do" list and stack of bills can go a long way! Look how this kitchen looks clean and open.

3) De-personalize- Some people can't picture themselves in your house, because your pictures are all over it! When your family photo is up, the buyer sub-consciously pictures your family in the home and not theirs! 

4) Landscaping - Plants some colorful flowers and refreshen the pine straw. Doing small things to clean up the outside can go a long way! My listing on 130 Montgomery Ferry,  is a perfect example.



5) Price it right- This is probably the most important part of listing a house. Be aware of your surrounding market and competition. Ask your Realtor questions and for advice before pricing! Make sure you are not priced over your comparables!
