Home Prices Rise for the First Time in 8 Months

Today it was announced that home prices are rising for the first time in 8 months! Prices rose in 13 of the 20 cities tracked by the Standard & Poor's/Case-Shiller home-price index, according to the April report released Tuesday (yahoo.com). Atlanta being the third largest increase in US cities!


This is said to have been a result of a very successful Spring market, rebounding from the lowest price levels this past Winter since 2002. According to Yahoo.com, "Even when adjusted for seasonal factors, prices rose in some markets that had been pummeled by slumping sales: Atlanta, Minneapolis, Phoenix and Portland, Oregon".

My First Listing!

Yesterday I listed my very first home, 935 Lenox Hill Court. It is a very spacious townhouse in Buckhead located 1.5 miles South of Lenox Mall on Lenox Road. Fascinating Market Growth in Collier Hills

Since I have become an agent, I have done research on a lot of different Atlanta neighborhoods. One that particularly stood out to me was Collier Hills, which had some astounding and exciting statistics. Collier Hills is the area along Collier Road between Peachtree Road and Northside Drive. This area is rich in history (A Battle site from the Civil War) and has spacious lots with access to 3 neighborhood parks. Andrew Jackson Collier was the land owner of Collier Hills in the mid 1800's. His house was located on the corner of Peachtree Road and Collier Road. Today, Anjaco Road (An-Ja-Co) and Collier Road hold his name.


 Homes in Collier Hills range in price from $300,000 to $900,000, with a current average listing price of $518,267.  Last year Collier Hills only experienced one lone sale, however, in 2011 the neighborhood has already had seven sales, that is an increase of 600%!! Isn't that unbelievable? Buckhead sales are up 15.7% from 2010 and 67% from 2009, and Beacham and Company has grown 46% in the last five months! Things are looking up, even though you won't read news like this in the newspaper!

Loft Hunting in Atlanta

This weekend I had the challenge of finding a loft for a client in a hip area of Atlanta! The first area that came to my mind was Castleberry Hills! This area is famous for its renovated lofts and art strolls. They all have great views of downtown and are located near the Georgia Dome, Phillips arena and the Georgia Aquarium. I once visited for Blayne Beacham's art show and ate at No Mas Cantina, which was delicious.  I remembered the area's wonderful loft style buildings so it was my first stop. Below is the super spacious loft I visited right across the street from No Mas.





Next stop was in Grant Park right across from Oakland Cemetary. This area has really transitioned into a wonderful, social neighborhood. They have fun restaurants like Six Feet Under, Tin Lizzys, Blue Sombrero, and Ria's Bluebird. Yesterday morning people were shopping and standing in line for brunch!  It had a really hip and young atmosphere!

A Trip to Cherobrook

I had the pleasure of making a trip out of the city last week to visit Jerry and Becky Hughes' home at 1069 Jep Wheeler in Woodstock, GA. Their home sits on 13.5 acres with an abundance of loving pets! Becky built the home in 1974 and has gradually added to it.


Becky and Jerry have ducks, chickens, doves, donkeys, llamas, goats, a rabbit, and 5 dogs!! They do all the upkeep themselves, and Jerry even built the barns for the animals. The barns have intricate detail and finishings with stained glass and wonderful interior decorating.  Below is the view from the home.


 
 Here is the dove cage that Jerry built. They even have a small fountain to clean themselves!

The entire house has a wonderful warm, rustic feel that is decorated to perfection.


Wonderful light fills the entire home.


Look how beautiful the beamed ceilings are, the living room leads us to a peaceful porch where Becky and Jerry enjoy entertaining! I had a great taste of their knack for entertaining. Jerry cooked turkey burgers and wonderful homemade fries for Blayne Beacham and I!


Next is the study which Becky has filled with fabulous antiques!


Next we will head upstairs...



See the little door to the right of the bed...its a secret door!! It opens to Jerry's "man room" which has a door that leads to the carriage house! How awesome is that?!

Can you believe you can have all of this for under a million dollars and only 45 minutes from the heart of Atlanta!?
